The Inventory
One of our clerks will meticulously inspect every room of your property, capturing the condition of the decoration in each room and take time dated, relevant pictures to support the description of condition. If your property is furnished we will also produce listings of all items in the room again backed up with photographs to capture condition. Once the inventory is produced you will be emailed a link that will allow you to download for review a draft copy.
The Check-In and Electronic Signatures
Our clerk will meet your new tenant at the property to agree the inventory with them, after allowing the tenant to review, make comments in the inventory and with our clerk’s agreement make appropriate amendments as and where necessary. We will capture meter readings and handover keys to your tenant should you and your letting agent wish.
The tenant will electronically sign the completed inventory on the clerks tablet at the time of the check in.
The Landlord will then be emailed a link to allow for a final review of the document, if you have any additional comments after the tenants inspection you can add these at this stage and then electronically sign it. The inventory will be locked as final and a PDF version of the inventory will be sent to you and your tenant.
The Check-Up
We always recommend a periodic check-up of all rental properties, as it’s an opportunity to catch up with your tenant and confirm that your property is being used in accordance with the tenancy agreement.
We can conduct this visit on your behalf and will email a report of our findings.
The Check-Out
At the end of the tenancy, our clerk will return to the property after the tenant has vacated having completed the cleaning and any remedial works they plan to undertake. The clerk will then complete a full inspection of the property, comparing the original inventory with the current condition.
The significant benefits of the software we use is, unlike a paper based inventory, our clerk can view and compare high quality images taken during the original inventory to the current conditions.
